Not theory, and not a pretty layout with empty pages in it. These are the actual operating documents behind four houses — the turnover system, the welcome book, and the guest messages — generalised so you can fill in your own details and put them to work this week.
I've designed eight short-term rentals and run my own since 2018. Between them they've earned more than 500 five-star reviews.
Why these are different
Most templates give you a layout and leave you staring at blank fields. These give you the words — the wording I actually use — so you are editing sentences instead of inventing them.
Every section says why it exists and which line is doing the work. That is what lets you change something without quietly breaking it.
Where a platform will not do what you want, or a claim has no evidence behind it, these documents say so. That is rarer than it should be.

Editable Word documents (.docx), each with a print-ready PDF. They open in Microsoft Word, Google Docs, Apple Pages and LibreOffice. Every heading, checklist item and table can be edited.
No, and that is deliberate. These are the writing and the structure, not a decorated layout. If you want something to drop your photos into, this is not it — but it is the part most people actually get stuck on.
They are written to be filled in and cut down. Every section that would not apply to a one-bedroom flat or a lakehouse is marked as one to delete. If your property is unusual enough that you are unsure, message me before buying rather than after.
About half an hour per document. Replace the bracketed placeholders, delete what does not apply, and for the welcome book take a reference photo of each staged room. These are templates, not a done-for-you service.
Use them on as many of your own properties as you like. They may not be resold, redistributed, or included in anything you sell. If you manage properties for other owners and want a licence that covers that, get in touch.
Digital downloads cannot be returned once delivered, which is standard and also why every product page above lists exactly what is inside. If something is genuinely not as described, tell me and I will make it right.
